Why Atenas

Atenas is famous for something real: National Geographic and AARP have cited it for "the best climate in the world" — 22 to 28°C year-round, low humidity, no need for air conditioning or heating. It's classic retirement, not speculative investment: climate, paved roads, and the airport 35 minutes away.

The market, in numbers

Comfortable expat-ready houses from $250K up to $700K; spacious, affordable lots and farms in Roca Verde, Hacienda Atenas and Escobal. The real return isn't in rental income — it's in rock-bottom holding costs: the property tax rate is 0.25%, so a $400K house pays about $1,000 a year, versus $6,000–$12,000 in Florida or Ontario.

Daily life

A well-established English-speaking community, with active meetups and volunteering. Limited but functional commerce — the tradeoff of a quiet town. Top-tier international schools are in Escazú, 40 minutes away, so this isn't a zone built for families with kids in international school.

The legal side, straight up

An inland zone, no Maritime Zone — titled property and simple due diligence. Security perception is high, a quiet town with an established expat community.

Atenas sells itself as "the best climate in the world," and that's real — but it's retirement, not investment, and it's not beach. My honest take: if you want climate, an airport nearby, and good roads for less money, this is your place; if you want nightlife and restaurants, you'll come up short. And confirm water and services on the hillside before you buy the view.
