Why Las Catalinas

Las Catalinas is a one-of-a-kind product in Costa Rica: a 100% pedestrian beach town, no cars within the town core, designed under New Urbanism principles over Playa Danta and Dantita. You're not just buying square footage — you're buying a concept: walk everywhere, designed community, zero traffic.

The market, in numbers

Studios and 1-bedroom condos from $425K–$600K; villas and houses from $1M; scarce premium lots, with large parcels reaching $8M+. Inventory is very limited — what comes up sells fast. HOA fees are among the highest in the region, and that's part of the product: it maintains the pedestrian infrastructure, security, and amenities.

Daily life

Restaurants and a beach club within the town (Lola's and others), a water sports center, pedestrian plazas and trails — a self-contained concept of car-free living. Playa Danta and Dantita have light sand and generally calm water, with protected dry forest woven into the urban design.

The legal side, straight up

A master-planned community with strict internal rules on top of the municipal framework — this protects value but limits building freedom. Most product within the development is titled. It's among the safest areas in the country: a gated, pedestrian town with security patrols.

Catalinas is the most expensive product per square meter on the corridor, and it's not for everyone — but it's the only thing of its kind in the country, and that's exactly what sustains its value. If a client wants the Catalinas experience for less, the entry point is Potrero, right next door.
