Guanacaste's calm, swimmable bay, with Coco — and its airport — ten minutes away.
Hermosa is the quiet version of Coco: the same airport proximity, ten minutes north, but with a postcard bay — light gray sand, calm and protected water, ideal for swimming. More full-time residents and comfortable retirees live here than in bustling Coco.
Condos from $250K, 2–3 bedroom units with a view between $400K and $900K, oceanfront houses and villas above $1M–$2M+. Beachfront is scarce and expensive. Yields run 7%–12% with 45%–55% occupancy, in high demand for rental thanks to its calm and airport proximity.
Hermosa is more residential than commercial — essential services in town, with all of Coco's commerce a few minutes away. Good beachfront dining, relaxed atmosphere, close to the marina and Papagayo golf.
A mix of titled property (most of the inventory) and concession on the beachfront. The same water bottleneck as Coco — the Sardinal ASADA — applies here.
Hermosa is the move for the buyer who wants that calm, postcard-swimmable beach, with Coco — and its hospital, supermarket, and airport — ten minutes away. It's scarce, which is why it holds its value.
I haven't written about Playa Hermosa specifically yet — in the meantime, check out the rest of the blog or just ask me directly on WhatsApp.
