Why Playa Hermosa

Hermosa is the quiet version of Coco: the same airport proximity, ten minutes north, but with a postcard bay, light gray sand, calm and protected water, ideal for swimming. More full-time residents and comfortable retirees live here than in bustling Coco.

The market, in numbers

Condos from $250K, 2–3 bedroom units with a view between $400K and $900K, oceanfront houses and villas above $1M–$2M+. Beachfront is scarce and expensive. Yields run 7%–12% with 45%–55% occupancy, in high demand for rental thanks to its calm and airport proximity.

Daily life

Hermosa is more residential than commercial, essential services in town, with all of Coco's commerce a few minutes away. Good beachfront dining, relaxed atmosphere, close to the marina and Papagayo golf.

The legal side, straight up

A mix of titled property (most of the inventory) and concession on the beachfront. The same water bottleneck as Coco, the Sardinal ASADA, applies here.

Hermosa is the move for the buyer who wants that calm, postcard-swimmable beach, with Coco, and its hospital, supermarket, and airport, ten minutes away. It's scarce, which is why it holds its value.
