Why Manuel Antonio

Manuel Antonio has the country's most famous national park — ranked top 10 in the world by Forbes — and that drives one of the strongest vacation ROIs in Costa Rica. Villas perched along the Fila Chonta ridge with panoramic Pacific views, tropical jungle running down to the sea, and a Marina Pez Vela that raised the profile of the whole area.

The market, in numbers

Entry-level remodeled or gated houses from $350K, houses with a view between $500K and $900K. Luxury ocean-view villas in Tulemar, Manuel Antonio Estates or La Reserva between $900K and $3M, with iconic estates from $3M to $5M+. Farms with rivers and waterfalls range from 13 up to 286 hectares. Limited supply — constrained by topography and environmental regulation — keeps prices firm: there are almost no bargains.

Daily life

Quepos brings full services and Marina Pez Vela, the largest in Costa Rica, with world-class sport fishing. Manuel Antonio adds boutique hospitality and fine dining with a view. Spectacular biodiversity — monkeys, sloths, toucans — in jungle that runs straight down to the sea.

The legal side, straight up

Strong environmental sensitivity due to the park's proximity, with real construction restrictions — environmental due diligence matters. A mix of titled (most hillside villas) and concession on the beachfront.

Manuel Antonio has one of the strongest vacation ROIs in the country because the park draws tourism year-round — but supply is thin and demand is high, so bargains are almost nonexistent. The value is in the turnkey villa with a real view and clean title. And budget for maintenance: the jungle is beautiful, but it eats houses alive if you neglect them.
