
The social heart of the Gold Coast — surf, nightlife, and the easiest airport access in Guanacaste.
Tamarindo is the social hub of the Gold Coast — world-class surf, the liveliest nightlife of the five northern beaches, and the country's strongest digital-nomad community. Langosta, its immediate neighbor south of the estuary, is the quiet version: residential, walkable to the beach, without the buzz of downtown. An hour from Liberia airport, it's one of the best combinations of social life and air access in Guanacaste.
Average price runs about $3,300/m², with inland condos from $150K–$250K and oceanfront luxury villas over $3M. 80% of the inventory falls between $250K and $1.2M. Typical rental yields are 6%–10% annually, with occupancy near 50% and an average daily rate above $380. The market corrected after the 2021–2022 boom and is now growing at a healthy, negotiable pace — around 5% a year.
First-rate supermarkets, restaurants at every level, coworking spaces and bilingual schools nearby. Golf at Hacienda Pinilla and Reserva Conchal 20–30 minutes away. The climate is classic tropical dry forest — sun almost guaranteed December through April. Tamarindo's golden sand and gentle-to-medium surf are ideal for learning; Langosta offers the same coastline without the crowds.
Most residential inventory is titled; beachfront property can fall under concession (Maritime Zone) and needs case-by-case review. The historic weak point downtown is urban drainage — it floods in heavy rain, an infrastructure problem that hasn't kept pace with growth.
Downtown Tamarindo floods and gets crowded; the calmer, higher-upside value is in Langosta and the hillside projects, not the buzz of the main strip.
